Summer Lovin'

Well now is a busy time of year. And I certainly am doin all I can to keep the wheels on! As I tell many folks right now is the time to get your home sold or buy a new one. The current 4 1/2-5% interest rates are still at all time lows and unheard of. I talk to folks to that bought homes way back in the 80's as my kids say and they did that at 18%! I heard some very interesting stuff from Gary Keller awhile back.
This is today compared to 1989.. that was a good year BTW!
A loaf of bread costs 4 times what it did in '89, a gallon of petro has increased about 3 times..
a new ride has about doubled in cost since '89. The median price of a new home has gone from 94K to 173K or so. BUT with these rates we see TODAY the average principal and interest payment stands at $934.00 vs. 825.00 way back in 1989. Good dollars and sense says now may not be all that bad of a time to make a move huh!?

Crrazyyyyy

I have been listening and watching our market here in Central Texas. It does indeed seem that we can list homes pretty easy but at times they sit for a spell. It appears the key is to find buyers! Buyers are there it's just a matter of getting them in the right situation, which is the key to my work anyway! My suggestion to a buyer or even a "tire kicker" is to go out before you hit the pavement and find out what you can comfortably buy... and more important what you can afford and be prequalified for. In my short career so far I have seen several folks get excited and jazzed about something on the front side before checking the reality part and wind up discouraged or broken-hearted. That stinks! Takes the fun out of what should be one of the most exciting events in a person's life. Met some folks over the weekend who found a great home, I got a call Monday that they were already working to get financing... good way to do it;,, kinda the "horse before the cart'.
There are many resources there to help you reach your home buying and selling goals, I being one of them but I have aligned myself with a great team of contractors, title, and lenders that go way beyond the call of duty to make it happen. I went to have my left foot examined Monday after 3 years of pounding. Ripped posterior tibial tendon! it is there severed with no purpose, for some reason many folks think that is cool!
UT you proved me wrong! Altho I did tell Jon Madani on Saturday we would win 16-12!
Dallas proved my wrong too! DC didn't get killed!!! Just beat and relegated to 1-4.... C'mon Jerra...circle the troops, getting pretty redonculous. Get em Rangers, proud of that effort, need that wind blowing over to Cowboys Stadium...

Whirlwind....

Busy week on the business side, trying to finish up some deals and keep the wheels on. Tracy had a huge dental procedure last Monday.. man tuff stuff there! Friday nite gig at THR holding out hope the 7 would make the Saturday show. My Dad worked so hard but we didn't quite make it. Thats ok, wound up a decent season, sure didn't like ending up the year on a slide truck though....
Saturday was HUGE! did the pregame show on Bevo Blvd. for a segment with The Longhorn Station AM 1300 the Zone, that was sooo cool. Sat in with Jon Madani, Rod Babers, Roger Wallace and Bucky Godbolt. On top of that it was on TV as well! Really enjoyed that, hope it looked and sounded ok.

Refocusing this deal!

Well as you can see from the date of the last post, I've been out of pocket for some time. Things have changed! Granted I still know endless details of unimportant things, my hobbies are all still the same... my profession however... well, not so much! After many years doing a job I set out on May 10, 2010 into the world of real estate. I started my new career on May 11th @ 10AM and other than a weeks vaction in Nashville, TN somewhere in there I have been at it since.
I passed my real estate exam on June 17th and went into business on my own on June 18th and On the Deck Realty was born. Why that name? Well when my wife need to have a big discussion, whether about work, kids, life, money........ we go out on one of our best investments, our deck. I decided in launching my business that I would be the way I am.... casual, yes I do dress better than I used too! But still, talking to me about business is just like talking to me about football or racing... one on one and very relaxed. Sitting on a deck is relaxing!
To say I have not been scared is a FAT LIE! But I have found that sitting around worried about trying to list or making a call only makes sure the task does not happen. In the time since I started, I have had closings and have transactions pending... that's pretty good but my goal is complete success, I love this industry and the challenge that evryday brings. The market only makes the challenge even greater but the same task day after day makes you not want to get up in the morning. I look forward to waking up and taking on the day!

Blizzard of 09!

Here I find myself, snow watchin' again, don't let me down forecasters!!!!! kids everywhere holding their breath!!!!!!
not even gettin on my rant about that, I can't type quick enuff!
Ready for the weekend, need to finish a school project with the 4th grader, other than that, good weekend to be cold! UT takes the Big 12 title Sunday nite and i prayyyyyy the Boys don't break my heart again on Sunday, BUT if they do I will keep my head up and not curse them too bad!

The BCS is stupid. We need a playoff...
Stony Point Tigers #1! Big game Saturday nite in Cypress Barker, keep the train rollin boys, state lookin good right about now!
Trying to decide of my future marathon plans, Austin in Feb, 13.1 or 26.2? Then 26.2 later in the year? I know one thing, I need to get my ass in better shape, portion control....
Tiger Woods seems to be a hot topic. I know what he did was wrong, and I feel bad for that smokin'ass hot wife he has but I don't really care what he does. He's the best golfer in the world.. as a sports fan that's what I care about... nothing else! It will effect him, when my man #24 in the DuPont Chevalay was going through that, his performance suffered. It happens, people get through it... leave them both alone, all these broads comin out of the woodwork need to form a club and talk to each other, y u waitin till now?
Hi to all my pals in Pensacola, Florida this weekend for the Snowball Derby, wish I was with ya.. actually I don't; kinda enjoyin the downtime but it would be fun.... someone buy me a cap or shirt!

T-Giving, Turkey's and stuff...

More than anytime of the year, this is when I miss my Grandparents the most. Nothing like getting to their house, eating hangin out out and watching the Dallas Cowboys,,, about all that's left of that is the Cowboys part. Hell, that's not even a sure win for them like it used to be.Funny how we evolve into our lives ..... and get to look back, ahhhh the holidays, fun yet depressing too!
It hasn't been the same since my Grandparents passed... I miss that! Ok ya'll.... a little to deep??
well, should be a nice break here the next few days... Hook em over Ag's, need it! Went to last week's game, had a BLAST! i'll say it Florida will lose to UT in the title game... it may not even be close, speakin of that VY looked like UT VY last Monday, maybe there's still hope.
Ya'll hear Pancho Claus in Houston had a heart attack??? he did but he says he'll be well for the holiday's,,, this dude cruises around in a low-rider with a swing band??? Feliz Navidad! gotta love it, I thought that was all made up but apparently it's true.
Man, this year has flown, won't be long and we'll be back on full duty, takin on the ATX Tigers football duties, that's semi-pro football, ironically @ my HS job, Stony Point HS who continues to whip ass in the playoffs... next victim Tyler Lee Saturday night in Waco; GO TIGERS!

Crashfest

well, we had another great event out at THR on sunday, and the fans came out once again! its really cool to see a good turnout...... we need to pack that place as aften as possible. had a great time in the bikini bus of Mark Chrudimsky..... that was alright! at least i can say i closed out 2009 with a win! didn't know when i woke up today that i would be dressed in drag at somepoint today but hey.... u just roll with it!
a big thanks to everyone who has had good words for me this year, my rookie year as an announcer... it's been a blast, met lots of cool people....
Bobby Chaffee, you are the best my friend, you could do this alone... thanks for letting me be on YOUR team. John Molis, you are are the man, you make it happen. Christine Parks, you keep us all on track, and filled with info! Mary Ann Naumann, thanks for the chance.... this is all your deal! Deb Williams.... you give us the best info, actually seems like we know something!
got a banquet to go yet then we'll make a plan for 2010.... it's been a great year!
